Access Statement for West Wold Farm House

Introduction

I aim to cater for the needs of all visitors in my family run, home based, bed and breakfast. The following is a summary of my provision. If you have any specific questions please do ring or email and I will try to help.

Pre-Arrival

• We are situated in a rural area, 1.3/4 miles from Barton upon Humber, there is no public transport to Deepdale.
• Taxis are usually available, at the bus or train station in Barton upon Humber.
• Humberside Airport is 7 miles away.
• Barnetby train station is 6 miles away.
• Barton upon Humber bus and rail station is 2 miles away.
• All bedrooms are on the first floor.
• We have a website with photographs of our rooms.
• You can contact us by phone or email. This statement is available in large print.

Arrival & Car Parking Facilities

• The property is accessed by opening a free swinging, yard gate.
• We have plenty of off-road parking.
• Assistance with luggage is always available.
• The entrance is from the gravelled yard, down three steps, and then up one step, in to the reception hallway.
• The entrance and yard area is lit by sodium lighting and LED flood lights with motion sensor at night.

Main Entrance & Reception

• The main entrance is into a reception hallway
• There is always someone there to greet and welcome guests.
• Guests are shown to their room, and the facilities explained.

Public Areas – Hall, Stairs, Landing, Corridors etc

• From the reception area, there is a small step up into the sitting room.
• This is an old house with various additions, and varying levels.
• All guest rooms are accessed by passing through the sitting room.
• The sitting room, dining room and 11 stairs, corridors, bedrooms have short pile carpeting.
• The walls and skirting are a paler contrast to the carpets, in all the rooms.
• There is a small sitting area on the first floor.
• The corridor is kept lit all night.
• The staircase is short (11 stairs), but turns halfway, and is narrow at the turn.

 

Public Areas – Sitting room, Lounges, Lobbies etc

• The sitting room is available to guests, with a real fire in the winter.
• The large conservatory is available to guests in the summer.
• Lighting is subtle, but additional light available.

Public WCs

• There is a WC on the ground floor, up one small step, near the dining room.

Restaurant / Dining Room

• The dining room is on the ground floor.
• There is one large oval dining room table with four legs, the six dining chairs have no arms.
• A high chair is available.
• Fridge & microwave available (or help with) in the kitchen.
• The breakfast menu choices are included within the information folders within the bedrooms.
• Any special diets may be catered for by arrangement.
• There is a good colour contrast between the table surface, crockery and cutlery.
• Food is freshly cooked, and served to you at the table.
• Help or explanation is always readily and happily available.

Laundry

• Longer stay guests, may have items laundered.
• Outdoor clothes drying facility.

Outdoor Facilities

• We have a pleasant, secluded garden to sit in.
• We are 100 yards from a network of footpaths and bridleways.
• The entrance and the outdoor area of the yard is well lit at night, there is no street lighting on the road outside.

Bedrooms

• Regrettably, there are no ground floor bedrooms, or any accessible to wheelchair users.
• The ensuite bedroom is accessed up one small step from the corridor, then through a low doorway and down two steps.
• The bedroom with private bathroom is 6 feet apart from, and up one small step from the bathroom.
• There are folders in the bedrooms with relevant information.
• There is remote controlled colour TV in the bedrooms, and radio alarm clock.
• Hospitality trays, with kettle, are in the rooms.
• Iron, iron board and trouser press available.
• Well behaved dogs welcome in the bedrooms, but not on the beds or furniture.

Bathroom, Shower-room & WC

• Ensuite bedroom has shower with a small step into it, WC and wash basin.
• Private bathroom has bath, with additional shower over the bath, wash basin and WC.

Grounds and Gardens

• There is terraced area with garden table and seating, one step down out of the conservatory, with view over the rest of the garden.
• Lawned area (undulating), with well stocked flower beds, three steps down from the terrace.

Additional Information

• Assistance dogs are welcome.
• Bowls and bedding may be supplied.
• We are totally NON SMOKING.
• Maps showing emergency exit route are on the back of the bedroom doors.
• Fridge available for medicines.
• Assistance available day and night.
• Guests may use the house telephone, by arrangement.
• We have free wireless internet connection throughout the property.
